Clean or replace HVAC filters: The HVAC units in your property are going to be working hard during the colder months. Make sure all of the filters are either replaced or cleaned. Also, make sure the return air filters have been replaced, or ensure that your tenants are replacing them.

Locate and patch any holes: Critters will be looking for a warm place to take refuge when it gets cold, and you don’t want that place to be in your home. Inspect your home’s exterior, attic vents, eaves, and foundation for any openings and make sure they are filled.

Conduct a fall safety inspection: Inspect the entire property for anything that could become hazardous when it is wet from snow or becomes icy. Not only does this help protect your property from damage, but it helps protect you from liability that could occur if a tenant gets injured.
